1. How much does
a log house cost?
Scandic Log Homes are very high quality and are in the premier league of Log
Houses. Even so, they are very good value for money. According to your requirements,
our Log Houses start at approximately £50,000 and at the top end can
be about £120,000 to £150,000 for a hand-made 4 bed detached home.
The price really depends on your exact specification.
2. What does the price include?
The price we quote for a Scandic Log Home includes the design of the house,
all materials for the walls, roof, doors and windows, the building of the
house in our factory, the transporting of the house to your chosen site, and
a team of master craftsmen to erect and commission the log house.
3. Is a Scandic
Log Home more cost effective to build compared to houses from other materials?
Scandic Log houses usually work out to be more economic to build than similar
sized stone houses, and you have the benefit of having a home that is truly
unique.
4. What kind
of wood to you use?
We use only top quality pine that has been slow grown over many, many years
5. Will you build
a log house from our plans?
Yes. We will build your log house exactly how you want it. You have complete
control over the layout, number of rooms, type of roof, windows, doors and
so on. Remember, we are building your dream
6. How energy
efficient is a log home?
Wood is one of natures best insulation materials. That does not mean that
just by increasing the thickness of the walls you will have the most energy
efficient house, you also have to consider the insulation options for the
floors, ceilings and roof, and use the right kind of doors and windows. A
log house also ‘breaths’ naturally and is warm in the winter and
remains cool in the summer. Remember that Log Houses have been designed for
the Scandinavian type of climate and are equally at home in temperatures of
–30 deg in winter and +30 deg in summer.
7. What sort
of maintenance does a log house require after completion?
Like all buildings, log homes require maintenance to stay in best condition.
The external walls are painted with preservative during construction and,
due to the absorption qualities of the wood, they are painted again the first
year. Thereafter they should be painted every four to five years.
8. What preservatives
should be used for the inner and outer finishes?
For the outer logs we recommend you use a specialist certified wood sealant.
This protects the wood from insects, stains and mould. For the inside of the
house we suggest you use natural products such as beeswax and linseed oil.
We can make detailed recommendations when we are specifying your house at
the design stage.
9. Can I build
the log house myself?
Because Scandic Log Houses are top of the range, very high quality homes,
our preference is to build the house for you. In the case of our hand-made
houses, they can only be constructed by our master carpenters. Scandic Log
Houses are no ordinary log houses!
10. How much
does a Scandic Log House settle?
Depending on the profile of the logs used, for every metre of height the settlement
is about 3-4%. This usually takes place over 1-2 years. The settlement of
the house is taken account of during the design process.
11. Do log homes
place any special demands on services (ie gas, electricity, water)?
No, all traditional services work fine with log houses.
12. Which type
of foundation is best suited for a log house?
The type of foundation needed has more to do with the properties of the soil
and ground on the building site and the size of the house. You can use any
type of foundation (pier foundation, strip foundation, base slab). A structural
Engineer will be able to advise on the local requirements.
13. Do you use
dry logs?
Yes, all of our logs have been properly dried.
14. Is the size
of the log house limited by the length of the logs used?
No, the length of the logs does not dictate the size of the house and individual
rooms.
15. Does a Scandic
Log House need to be built during summer months?
No. We construct our houses throughout the year.
16. Are the transportation
costs included in the price of the log house?
Yes, together with the team of master builders.
17. Does the
building site need any special preparation before the assembly of my Scandic
Log House?
The site has to have access roads for heavy trucks, the foundation should
be ready and the ground smoothed. Lifting equipment will also be required.
18. Can I get a mortgage to build my Scandic Log House?
There should be no problem getting a mortgage, subject to normal status requirements.
19. What about
planning permission?
Log houses are subject to the same planning laws as with brick houses. Therefore,
appropriate design will ensure that your home gets planning permission.
20. Can I get
normal house insurance?
There are a number of insurance companies that offer full cover for log homes.
At the moment, there is a small additional weighting on the insurance premium
(+ 5% to 20% depending on the cover). We expect this to be reduced as insurance
companies recognise the strengths and lower risk associated with log homes.
21. How long will
my Scandic Log House last?
A very long time! There are log buildings that are over three hundred years
old and Sweden’s oldest surviving log building was built in 1285. You
will be able to pass your Scandic Log Home down through the generations to
your children, grand children and great grand children.
22. Can I see
a House?
Of course! We can arrange viewing trips and even to see a house being built
by the craftsmen in the factory. Please contact us to arrange.
